Our eviction services typically range from $1,500 to $2,500, depending on the fact pattern, the documents required, and the procedural posture of your case.

Not included: court filing fees, sheriff fees, and any third-party fees (including process servers). Those costs are separate and paid directly by you.

What’s Included in Our Full-Service Eviction Package

This package is built for landlords who want a complete, structured eviction filing — not a template or a “fill-in-the-blank” approach. Depending on what your case requires, the service may include:

  • Preparation of required notices (when applicable) and instructions for proper service and timing
  • Preparation of the unlawful detainer filing packet (UD complaint + required forms)
  • Declarations and/or exhibits if needed for motion practice or trial support
  • Default proceedings if the tenant does not respond
  • Writ of possession preparation (when eligible)
  • Sheriff lockout stage support, including preparation and filing of the sheriff’s 5-day Notice to Vacate / lockout paperwork (when eligible)

Important: What is ultimately required depends on your facts and how the tenant responds. If the tenant contests or the case becomes complex, attorney representation may be required.

Process Service Policy (No Third Parties Through Us)

You are responsible for service of process. You may serve properly yourself (if legally allowed) or you may hire and pay a process server directly.

We do not coordinate third-party process servers and we do not deal with third parties on your behalf. If you choose to use a process server, you will hire them directly and pay them directly.

We guarantee that the eviction filing we prepare will be accepted for filing by the court — or your document-preparation fee will be refunded.

Restrictions apply. This guarantee applies only when a filing rejection is caused solely by a document-preparation error on our part. It does not apply if:

  • Attorney representation is required
  • You provide incorrect or incomplete facts
  • Required evidence is missing or inaccurate
  • The tenant files an answer, motion, or contest
  • Local rules, court policy, or judge discretion changes
  • Service issues occur outside our control
